Selling Quickly without Compromising on Price

There are many reasons homeowners may need to sell their property — fast. Work relocations, changes in family makeup, and financial needs are among the most common. If you find yourself in a position where you need to sell quickly, you don’t necessarily have to go to market with a temptingly low price. Here are some other ways to accelerate the sale of your home:
  1. Make your property as move-in ready as possible. Get any needed repairs done. Ensure everything is tidy.
  2. Hire the help you need. Getting a professional to do some or all of the prep work, will save you time. And, the cost may be offset by a boost to your home’s sale-value.
  3. Use the latest staging techniques to make your home look great to buyers. Staging is proven to help sell a property faster.
  4. Remove as many impediments to a quick sale as possible. Consider offers with conditions. Be flexible when it comes to a buyer’s need for a particular closing date.
  5. Accommodate as many viewing appointments as possible in the early days of the listing. They may be inconvenient, but the more buyers see your property, the more likely you are to get a quick offer.
  6. Make sure your home is marketed in a way that attracts qualified buyers, quickly.

How to Look Hot This Summer

With summer finally here, it’s time to start dressing the part. It’s hot outside, so here are some great ways to stay cool this summer while still looking Hot.

Colour
Men’s wear has seen a tremendous uptick this year in colour, many “retro” styles are returning, with bright oranges, greens, yellows, and purples. Earth tones continue to find success, and should be a staple in any wardrobe right now. Light-wash denim paired with brighter, vibrant tops will make for a great and trendy casual or “going out” look.

Fit
Skinny is out. That’s the easiest way, to sum up how fits have changed in the last couple of years. Preferences have shifted away from the skin-tight “ spandex” approach, and are moving towards more relaxed cuts and straighter leg pants. I’m not saying everyone should run out and buy wide-pleated pants, but I would encourage you all to look at trying a slightly more relaxed cut than you’re used to. It’s a different silhouette completely, which is to say you can’t directly compare it to skinny or slim-fit silhouettes, but there’s lots of fun to be had. Also a bonus for those who have previously had difficulty finding clothes that fit properly because the styles have been too slim in recent years. Lapels and ties are getting wider, pants are getting longer(and wider), and jackets are returning to a more timeless fit and look.

Fabrics
Get polyester out of your closet. Polyester and other “plastic-based” fabrics are increasingly a thing of the “recent past”. With consumers now understanding the dangers of fast fashion and disposable clothing, many are shifting to investing in timeless, higher-quality pieces that will remain in their closets for years to come. Not to mention, cottons, wools, and other natural fabrics are also substantially more lightweight, breathable, and comfortable. They also always look better. If you’re somebody who runs hot naturally, try finding pieces made of either cotton or lightweight wool, and opt for a slightly more relaxed fit to allow for increased breathability. Looking hot doesn’t mean you have to be hot too.

Style
​Fashion trends are changing every day, it feels like, and it can be hard to keep up with the “flavour of the month.” Trends vary by age demographics, location, and seasons, which can be overwhelming. This is why we always encourage a more personal approach. Clothing is expressive, and at the end of the day, it’s more important to wear pieces that speak to you and make you feel your best. The best trend in fashion is personal expression: to celebrate and encourage individuality and an appreciation for dressing well.

Cultivating Mindfulness
At the core of yoga practice lies mindfulness—the practice of being fully present and aware of the present moment without judgment. Mindfulness techniques, such as focused breathing and body awareness, are integral components of yoga. By engaging in mindful yoga practices, individuals learn to observe their thoughts and emotions without reacting impulsively. Stress Reduction
Yoga offers a sanctuary from the chaos of everyday life, providing a space for individuals to unwind and de-stress. The combination of gentle movements, controlled breathing, and relaxation techniques triggers the body's relaxation response, counteracting the effects of chronic stress. Regular yoga practice has been shown to lower levels of cortisol, the stress hormone, leading to improved mood and a greater sense of calmness.

Emotional Regulation

Through asana (physical postures) practice, individuals learn to identify and release tension held in the body, which can be associated with suppressed emotions. The Fifth Avenue Artists are pleased to present their premier gallery exhibit, Golden Threads. As they continue to build an esteemed connection as artists, neighbours and friends. Lambert, Lightburn and Pierce delve deeply into their unique artistic journeys, at a point in life when all three are experiencing valuable new growth in their work.  Golden Threads explores the precious places, spaces and faces in the local communities - through a show of lustrous painting flecked with gold leaf, gold paint and gold thread.
